I first met Matt at an open house in a condominium on Bellevue Avenue. My husband had passed away two months before. I am a woman in my late 60's looking to downsize from a 2,800 square foot house in West Vancouver with a large garden and a great ocean view to a two-bedroom condominium on Bellevue Avenue or Argyle Avenue, with an ocean view. I explained this criterion to Matt, as I did to many other Realtors.
Matt took my E-mail address and said he would forward me MLS listings that met these specifications. The next day, I received from Matt four listings, one of which sounded perfect and Matt arranged for a viewing. It more than met my expectations. Matt consulted with my family during the offer process. In the end, Matt helped me purchase this property at what was a very reasonable price, actually, a lower price than I had anticipated.
I then asked Matt to help me sell my home so that I would not need interim financing. Matt hired a stager who advised me on how to arrange my furniture and treasures to best show off my house. When the staging was complete, Matt hired a photographer to take a complete set of pictures and 360 degree virtual tour photos for inside and outside of the house.
Matt also hired someone to measure every room in the house to draw up a floor plan with the measurements. When this preparation was complete, Matt put an ad in the two local news papers, mailed an open house invitation card to all residents in West Vancouver, put together a handout package with a lot of information about the property and schools in the neighborhood, listed the house on MLS, made a YouTube video, put an ad on Craigslist and advertised the property on other internet sites.
Matt also scheduled both a public and a Realtor open house, and added the property to a RE/MAX Realtor tour. After the first public open house, with approximately 25 groups of people attending, I had an offer that resulted in a sale at $7,000 above the list price, even though there were not multiple offers at that time, which attests to Matt’s negotiating skills to help me get top dollar for my home. We also received a back-up offer later. Until all subjects were removed and the sale was final, Matt continued to show the house whenever asked.
Throughout this whole experience (one month from buying the condominium to selling the house), Matt was very respectful and supportive to my family and I. Matt was readily available to us by phone or E-mail. I always had ample notice for any showing. My family and I would highly recommend Matt as a Realtor to help expeditiously buy or sell your property.
